Toilet Wax Seal Leak

So this customer did have a toilet wax seal leak, but truth be told the toilet flange was so far below the floor, that the wax didn't make contact with the bowl. This was a newly renovated home with a total of four toilets.

Several months after the renovation two of the toilets leaked to the floors below and she called the contractor back. They pulled two toilets and reset them. She's not a happy camper and ended up calling me on recommendation from my waterproofing contractor.

She now has a leak from the first-floor bathroom to the basement ceiling and suspects the same issue but did not want to call her contractor back. After pulling the toilet, the problem was obvious and after she saw the repair I made, she wants me to pull the two previously repaired toilets and do them over again.

Instead of using a standard toilet wax seal, I decided the right choice for this job was the Sani-Seal toilet gasket. I've had luck with them in the past and under the right conditions and they work perfectly. I hope you enjoy the video.
