In this particular home when lower flow water fixtures such as sinks needed hot water that there would be no hot water. High flow fixtures like a bathtub would always have water indicating that the flow sensor is starting to fail.

Tools needed are a #2 Philips screwdriver, a pail, and a pair of plumber pliers.
