In this video, Chandler David Smith breaks down his strategy to investing in real estate, and shows a path you can take, even if you don’t have money to invest now. Chandler David Smith has been investing in real estate for just under 10 years, and owns 160 units valued at over $25 million. He started when he had less than 6 figures saved up, and shares ways you can start even sooner. While having large amounts of money can make it easier to start investing passively, there are two creative ways to invest with less money up front, that can have even higher % returns, but they doo require some skill and additional time. Once you do these things, and have several properties in your portfolio, you can start to move into a more passive role, and build a larger and more profitable portfolio.

There are several strategies to go about real estate investing. The most affordable way to invest without using a hard money loan or private lender for the down payment is using a strategy called House-Hacking. By using the HouseHacking strategy, you can buy an apartment or multifamily house with up to 4 units, rent out space you don't need to live in which covers your expenses and can even cashflow on top of your mortgage. In addition to living for free, you are building equity for yourself, and you qualify for an FHA loan which lets you do so with a super low down payment of only 3.5%. In this video, Chandler mentions several more options on how you can start buying rental properties when you have little or no money to invest.
