You want to build a custom home. So you’ve been looking and scouring house plans online or maybe you’ve even started talking to someone that can draw it up for you. But without completing this preliminary step that I’m going to explain, you’re wasting a ton of time and potentially thousands of dollars.

I’m Dan Nagy and my goal is to make home building more transparent by sharing with you the honest and real behind-the-scenes look into building some incredibly large custom homes, so you can be more confident going into your OWN home build, and not feel like your getting screwed.

Ok, so what’s so important that I had to make a video about it? Well, the first mistake people make is they don’t know how much they can afford before designing a home but that’s a completely separate video, FOUND HERE. But This video talks about something that most people forget when thinking about the kind of house they want to build. And that is… to find and secure the LAND that they’ll be building on. You should NEVER design a house without first knowing the specific land you will be building on.

The reason that it's so crucial to have land BEFORE designing your home is that you have to understand the parameters which you have to abide by. You see, when we design homes, it has to be something that will work in the real world. So, if you only have a FIFTY-foot wide lot, then it makes no sense to design a home that is seventy-five feet wide. It’s incredible the amount of time spent searching through home plans online, and google images, only to realize that the PERFECT home you found is two times wider than any available lot.

To go along with the width, you MUST know your side setback lines. A setback line is a space that must remain empty between your home and the property line, and generally the same on your neighbor's property. Large rural lots don’t really have to worry about this, but city lots will have some really tight side setbacks at two to four feet, while higher-end expensive estate lots may require larger setback spaces from 10-25 feet.

So if you haven’t figured it out already, the size of the land is really important. But it’s not only the width. The depth of your property also matters. If you’re trying to fit a large home on a smaller lot, the front and rear setbacks may impede this as they are usually MUCH bigger than the sides. We have seen setbacks all over the place from 10-75 feet in different areas.

Need an example? We want to look at it from a survey-type view, (that means from up top) and then we offset all of the lot lines to the designated distances. This will give you the width and depth parameters, as well as the total building space square footage.

This is so important, that when you go look online for house plans, they allow you to sort by lot size in both width and depth parameters. There is nothing more frustrating that a newly designed home that a client could not build, so for you to go online and spend weeks, months or even years searching for the right design, only to find that the lot you purchased cannot fit it, would be a shame.
