Hey everyone,
I made this video to help you if you are about to start your first every renovation on either your house, a flip, or a rental property. I was in your shoes a while ago, and could have used some of my own tips at the time. Some of these gurus on YouTube want to go the cheap route, which is only temporarily sustainable. My tips are helpful if you want long lasting improvements that also bring a good return on your investment. Tip #1: Always compare the other houses that have sold in the neighborhood and make similar improvements.You wouldn't build a mansion in a trailer park so why would you over upgrade a home.

Tip #2: Quality floors are a must in every renovation. Wether you are doing these renovations for a flip or a rental, there will always be a solid return on nice and durable flooring

Tip #3: I always recommend quartz or butcher block countertops in my renovations due to its price and durability. They make so many different cuts and have every color/stain to chose from so there is always a place for them in your project

Tip #4: Fiberglass shower/tub inserts are amazing and cheap. I have these in every property i own and they last a life time. In my rentals i install them with the vinyl surrounds also since they are easy to clean and renters can't destroy them. While in my own house and my flips i do the fiberglass tub/shower with beautiful tile to compliment the style of the house.

Tip #5: Working with the right people. Always do your research on your contractors and handymen before you hire them. Google can be a lot of help with this process. Finding the right people might take some time, but will always be worth this hassle in the end
