Interest rates have also surged and a wave of loan maturities will soon hit CRE markets. Many mortgage REITs are facing loan defaults and some are already cutting their dividends. Net lease REITs like Realty Income (O) are struggling to grow due to their rising cost of capital. Healthcare REITs like Medical Properties Trust (MPW) are feeling the lingering impact of the pandemic. Etc.
