With the constant rise in the interest rate, all the reits with debts being refinanced will definitely be in higher risk. Moreover, occupancy might drop if tenants would want to cut on spending. Therefore, it is important for Singapore Reits to have substantial debt headrooms so that they could be able to do well even in a recession.

Fraser Logistics and Commercial is focused on overseas properties mainly in Australia. Although they have low cost of debt due to lower interest rate overseas, currency and other factors have hit the Reit resulting in drop in DPU. In this video, I will go through the red and green flags that we can get out of the current Q1 FY2023 Business Updates.
