Briefly the second quarter has been much better than the first. Values rose significantly over the first quarter's horrible performance. Our sales pace is exactly even with last year and the year before. And although it is widely reported that there is a reduction in inventory, aside from fewer distressed properties on the market, we're just a handful of active properties short compared with last June.
